Yes you do. To operate legally in Dubai you should pay an annual fee to DTCM (Department of Tourism and Commerce Marketing) and meet its regulation and requirements. The annual fee is as follows:

Studio or 1 BR : 370 AED

2 BR : 670 AED

3 BR : 970 AED

4 BR+: 1200 AED

Airbnb, Booking.com, Expedia, VRBO, HomeAway and many more. Depending on the season and Homeowner’s desire, sometimes we combine short-let, medium-let and long-let to maximize the earning and occupancy of property. In those cases we advertise your property on other platforms like Dubizzle, Propertyfinder, Bayut, HousinganAnywhere, etc.

Check-In

No, every property under our management will be equipped with a self-check-in system free of charge. Studies show that guest prefer flexibility and self-check-in.

Insurance

Our cleaners inform us about any damage after every check-out and document it with photos. Our technicians evaluate it and we ask the guests for compensation. IF the guest do not pay for the damage, we file a claim by responsible insurance companies.

For Airbnb guests your property is insured by Airbnb’s Air Cover that provides up to $1million for damage protection and liability insurance. 

For other platforms we will take care of providing your property with the required insurances that cover short-term lets to multiple guests.

In case of any damage we will take care of the claim process on your behalf.

Homeowner's Dashboard

You can have full control of any incoming and outgoing payment as well as other documents such as photos of your property after each cleans or repair through your Host Dashboard. You also can check booking information, block dates and do many more on your Host Dashboard.

Pricing

No, we do not charge you for onboarding and have no additional monthly charges. 

At HomizZ we prioritize transparency and charge you on your net earning from each booking. Let us take a look at an example of a booking on Airbnb: 

Booking Price $2200

Cleaning Fee $70

Aibnb Service Fee $360

Total Booking Price 2630$

HomizZ Service Charge= 15% x 2200 = $330

Competitors’ service Charge= between17% to 20% x 2630= between $447 to $526 

Basically we have two different pricing categories: Full-Time & Flexible

Full-Time Plan: You let us manage your property for more than 335 days a year. It means you can still block up to 30 days a year for your own stays.

Part-Time Plan: You let us manage your property for less than 335 days a year. It means you can block as many days as you want for your own stays and we manage your property as holiday home for the rest of the time. For the sake of maximizing earning and occupation rate we recommend you to block your days at least 30 days in advance.

We transfer your earning excl. the occurred expenses at the end of each month to your bank account. Our default payment currency is AED and any additional exchange fee or transfer fees should be paid by the Homeowner.

For Airbnb Bookings, If you desire, we can connect your own bank account to get paid directly. In this case we will collect the Cleaning Fee and HomizZ Management Service Fee via weekly Direct-Debit from your account.

If you as a Homeowner choose our FixyzZ plan (Fixed Earning), we pay you the usual long-term Rent plus building service charge. This is one of our most wanted plans  because it comes with the following advantages for the Homeowners:

  • Ne need to search for tenants, paying commission to realtors, and tenant vetting
  • You save the service charge, which is Landlord’s responsibility in long-term let
  • You save property management fee (usually 5% of annual rent)
  • Truly passive income without headache

Yes, you can upgrade at any time. You can start with 3- month plan and after you made sure that our service meets your expectations you can upgrade to longer plans and earn even more because our service commission fee decrease by choosing longer plans. 19% for the 3-month plan, 17% for the 6-month plan, and 15% for the 12-month plan)

In both groups of plans:

  • You earn more compared to renting out your property for long-term and on your own. 
  • You earn a hassle-free passive income without usual headaches of property ownership/management

In “Fixed Earning” plan you will earn the fixed amount of (long-Term Rent + Building Service Charge) and save the service charge amount compared to renting out your property for long-term on your own.

In “Commission-Based Earning” plans we charge you our commission service fee on the total net income and there is no limit for your earning. However, we guarantee a minimum earning equal to the long-term rent of your property.

In all of our plans our goal is to maximize your earning and get you rid of property management and hosting headaches.
